Project Management

I know it feels exciting to enter the property world and buy your first investment property. Whether you want to rent it out to tenants or guests, you need to refurbish it and make it attractive. But before you do that, you need to plan carefully and do your homework. The preparation is as crucial as the renovation itself. That’s where we come in. We can help you with the due diligence of the property (but the final call is yours, of course), finding the best property for your needs, and deciding what kind of rental would suit the area, such as a holiday let, a HMO, or a family let. Once you have a clear vision, we can start the refurbishment according to your specifications.

You can rest assured that all the work will be done by professional, experienced builders who have all the necessary planning permissions. We will check their credentials and set up contracts to guarantee (to a point) the quality, time, and scope of the work. Thereon, Opulent Property Investors will handle everything for you, from start to finish and keep you informed all the way. We will manage the resources, finances, deal with the subcontractors, building’s control and mitigate the risks and endeavour to deliver your project on time and on budget. Do get in touch via our contacts page for a no obligations quote and an informal discussion.

Our Services

Rent to Rent

Do you want to earn a steady income from your property without any hassle? If so, you might be interested in our company's service. We offer to rent your property from you for a fixed amount of money every month. We then take care of everything else, such as finding tenants, managing contracts, paying bills, maintaining the property and dealing with any issues that arise. This way, you can enjoy the benefits of owning a property without any of the headaches. A lot of owners/landlords are currently taking advantage of this scheme.

This is not double-dealing, but a legitimate and legal way of re-letting your property. There are different ways to do this, depending on the type and use of the house. For example, we can use a commercial or residential tenancy agreement or a management or lease agreement. We will explain everything to you in detail and make sure you are happy with the terms before we proceed. You can relax and focus on family and self while we handle your property for you.

Lease Option Agreements

If you are looking for a way to own a property without paying the full price upfront, you might be interested in rent-to-own, also known as rental-purchase or rent-to-buy. This is a legal transaction where you rent a property from the owner for a certain period of time and then you have the option to buy it at the end of the lease. This can be a good option for both residential and commercial properties, depending on your needs and preferences. The owner and the tenant sign a contract that specifies the terms of the lease, such as the duration, the rent amount, the purchase price, and the option fee. The option fee is a non-refundable amount that you pay to secure your right to buy the property later.

If you decide to buy the property at the end of the lease, the option fee is usually credited towards the purchase price. However, if you decide not to buy the property, you lose the option fee and any other payments you made during the lease. Rent-to-own can be beneficial for both parties, as it gives the owner a steady income and a potential buyer, and it gives the tenant a chance to live in the property and save up for the purchase. However, there are also some risks and drawbacks involved, such as maintenance costs, legal disputes, and market fluctuations. Therefore, before entering into a rent-to-own agreement, you should do your research, consult a lawyer, and weigh up your options carefully.

Assisted Sales

I will explain how we help homeowners who are struggling to sell their properties due to financial issues. Sometimes, the houses we deal with have problems such as damaged bathrooms/kitchens or damp that make them less attractive to buyers. We take care of these issues by arranging and paying for the necessary repairs. Then, we market and sell the house on behalf of the owner. Once the sale is completed, we give the owner the price we agreed upon when we took over the property and keep any extra we make from the sale.

We do not charge any commission or fees for our service. The extra money is what we spent to get the property refurbished and any price increase of the property that we have created through the renovation is what is kept. Hence, the owner gets to sell the property with no headache or hassle or any need to haggle with the buyers on price because we usually pay the asking price and in some circumstances we pay more than the asking price. Any vendors that have struggled to sell their property over the years, this can be very lucrative and efficient.

Joint Venture

A joint venture is a type of partnership where two or more parties pool their resources or expertise to complete a project, perform a service or produce a product and then share the profits according to what was agreed at the beginning. A joint venture can be formed using any one of the following structures to protect all individuals involved: corporations, limited companies, partnerships, limited liability partnerships/companies or any other business entity. For example, we identified a property that needs renovation and has the potential to sell for a higher price by adding value to it.

This could be a cosmetic makeover or a major transformation of an old building. We will provide the time, skills, knowledge and experience to execute the project and keep you updated every step of the way. You provide the capital to buy the property and cover the renovation expenses. We then manage the whole process from start to finish. We can then either share the profits 50-50 or we share the rental returns for a time and then we buy your share from you so you have no more responsibility over the property. Once this is all complete you can then, either put your returns into another project with us for more profit or keep the funds.
