Week 84: Outstanding Works
It's August and I can’t believe how quickly time has gone by. Before we know it, the second and final deadline will be upon us and we will be nowhere near the finishing line. We recently took a (forced) break from the project while the extension from the lenders was coming through and we had no capital to continue with the development. It’s been five weeks since any work has taken place and with the one and only extension to the deadline we really don’t have much time left. Although we have been given a further three month to complete in reality we only have 5-6 weeks as we need to get a valuation started and finalised before this date. This could take anywhere between 6-9 weeks so we’re really struggling at the moment.
I am also in mourning due to the sudden passing of a loved one in my close circle. Very challenging to keep up the momentum with the project when you've been knocked for six. I need the speed, drive and energy but I am low spirited with it all being so close to heart…The project is driving me nuts! As it seems everyone has taken a back-seat since the break and getting anyone to do anything is proving highly notorious. I absolutely detest this whole start/stop phenomenon, it’s just so infuriating. Anyway below is a list of the current work remaining to do and in all honestly it’s not looking good:
Joinery, labour only: Flooring downstairs, window boards, door lining, doors and skirting
Screeding the floors
Rubbish removal with or without skip
10 x internal doors plus 3 externals
Staircase
Carpets, fitting & delivery
LVT/laminates
Tiling 3 x bathrooms plus labour
Full Kitchen fit-out inc appliances
Plumbing
Boiler & Radiators
Electrics 2nd Fix
Loft Insulation 7 labour
Painting & decorating
Double glazing of windows
Garden fencing
Contingency
This list is never ending and the costs just keep rising and rising!
Tip: Implement stress management measures into the mix,
failing that you could be in trouble.
