Week 53: My 2021 Proposal to Myself
Hope everyone had a fantastic Xmas and a great start to the new year. It's that all important time to make resolutions. Admittedly I have done loads of these, some went well and others I'd rather not comment. I usually don’t like to complicate things as my attention span is very minimal. My draft does not conform to the S.M.A.R.T criteria (specific, measurable, attainable, relevant and time based). No right or wrong way really, do what feels right for you.
Personal
Spiritual: My first and most important priority. This could be your religion, where you pray or some quiet time for contemplation. Some people like to meditate, do yoga and/or put manifestations out into the universe. I also like to do some volunteering or charity work which sadly falls through when I get busy on the job. This is where I really need to improve on.
Mental Health: This is so important as we often get busy and this is the first area that gets thrown out the window. Do a lot of reading that calms the mind, brain exercises which stimulates the brain such as logic puzzles or even art to ignite creativity. Do not forget recreation, or green time get out in the open and go for long walks. It's so refreshing, there are many other ways you could relax, sorry but TV is not one of them.
Well-Being: Health, Fitness and Nutrition. Do get those annual check-ups done with the GP as you only get one temple so take care of it. Gym, running, garage workouts all will increase your fitness generally. Your diet is so important. NHS EatWell Plate is a good example of filling half your plate with greens, quarter protein and the other portion with quality carbs and tonnes of water etc.
Relationships: Family, friends, significant other, colleagues, neighbours all fall into this zone. Most importantly the relationship you have with yourself enjoy to sit comfortably in your own skin and make time for others. Your social circle is so important these are the people who ultimately lift you or can even kick you so choose wisely! Don't have to be the most popular, if you have stuff to do don’t be afraid to leave the party and turn in early.
Finance: Urgggh; I struggle with this one, a lot of naughty habits I'd rather not share in order to keep this professional haha. But seriously get a grip of your spending, remove temptations, set budgets and get saving. Forget what happened last year, it's a brand new day today.
Tip: Check your bank statement on a regular basis. It usually reveals your dirty secrets hahah (if you want to improve).
Business/Career
Investors: This is a must for me this year, I really need to focus on finding great investors as cash is king. Networking, events, gigs, Facebook and Linkedin Marketing is a priority as I never seem to reply back to messages or am just so slow.
Power Teams: Need to find excellent project managers for multiple projects and other professionals. Such as, architects, engineers, lawyers, lenders, brokers, builders and various contractors. Start building relationships as property is very much a people's business. Need some great contacts on my sad empty list.
Sales & Marketing: No running away from sales unfortunately. I gotta admit I don't like it but I have to do it. Negotiation is the core of my work and it's what draws in the investors/lenders. Need to do some sales training and read hot books on this topic, so much to choose from.
Can anyone recommend a good book?
BRRRR: Buy, Refurbish, Rent, Refinance, Repeat: This is my chosen strategy. I need to go on the hunt for some great deals, which means plenty of viewing and talking to vendors. My aim is to work on a single flip, transfer the proceeds to my next deal in order to keep that house on a BTL basis and then repeat the process. So basically you sell one and keep one. Have to work on a single project as funds are limited to start two simultaneously.
Now this is just a summary of my aims for the year, I have gone into a lot more detail on my planner. I didn't want to bore you with too much unnecessary information. You have to break down your goals into monthly, weekly and daily tasks and review these frequently to make sure that you are on track to meeting your 2021 target. Remember, don't just write down your new year's resolution on a nice piece of paper in colourful pens and then put it away never to be seen again, where is the smartness in that?
