Week 93: The Two Weeks Wait

‘Two weeks wait’; what do I mean by this? Although not literally but it could be implied that waiting for a valuation is almost as nerve wracking as a period of when trying to conceive (TTC). Where couples have to wait for that dreaded test result and everything depends on the (+) or (-). The process of a valuation is quite similar in respect as it's a time of high anxiety, worry and frustration, will your project fail or prove fruitful? My house is not ready yet but I will need to create staged photos of what it may look like in order to advertise and enlist on current platforms. I’m trying to get a letter from the managing agent to say they will be able to let and fill my rooms quickly so I can show this to the valuer. I have been advised that the valuation goes up if the house is let as it's already generating an income. I know time is against me so I wont be able to find, vet and move in the tenants before the valuation date. However, if I can demonstrate that there is a demand for my rooms and they will fill up quickly, I will be in a good position for when the valuation takes place. But, before I can proceed I have to make sure certain tasks are completed and ticked off the to do list which by the way never seems to end no matter how much I do in a given day.

Valuation: in 2 weeks (only leaves a 4 week window to complete the refinance). Provisionally booked for the 15th October 2021 plus the lender's valuer coming out at the end of the month as you need two valuations, one from the mortgage company and the other from the original lender. 

Kitchen

During the ‘two weeks’ my kitchen was installed and I have accepted a delivery from Howdens Kitchen as my choice retailer. Rather than waiting around and working myself up to a frenzie I decided to continue work as normal. I have opted for the colour blue from the Alandale range. It’s beautiful and contemporary. It comes with all mod cons and all the comforts one would expect from a modern 21st century kitchen, so a two week period well spent.

List of appliances:

  • Black American fridge freezer

  • Black touch control 5 zone ceramic hob with canopy hood

  • 2x single conventional ovens

  • Integrated dishwasher

  • Large heavy duty washer dryer

  • Plush seating around a central island and

  • Bench/window seating

Luckily everything went to plan and the kitchen installation did not give us too much trouble in comparison to other tasks. Some hiccups with arranging delivery with smaller items such as wall splashback and pendant lights. All of whom were ordered from separate suppliers via Amazon. I paid a premium to get next day delivery otherwise they give you a 5 day window which is notorious to organise with your trades. Sadly, we are not able to connect the appliances to the main power supply as there was a disconnection on the premises and the psychos are asking for over £2.5k just to reconnect. Boy, they're having a laugh! Why are power companies such a nuisance to deal with? Anyway, this is an ongoing issue and will take some calls and a bucket full of patience to get through. I have chosen industrial style hanging pendant lights with gold accents in the form of taps, knobs and handles. I'd like to add a splash of colour to the mix by introducing some high end contrasting stools to complement the centrepiece. 

The island is a central hub, an area where we all tend to gravitate towards whether it be a quick munch or sharing a warm milky drink with good company but overall I want my tenants to be a part of something when they sit or meet at the hub.
